You’ve likely heard of hashtags before, but if you’re like many agents, you may not know exactly how to use them in the most effective way. Hashtags are an easy tool for increasing your social media presence with minimal effort – and hashtags are free! We’ll teach you the best real estate hashtags to use, why and when to use them, give you hashtags to use yourself plus I’ve included some of my favorite real-life examples.
What are real estate hashtags?
Hashtags consist of a # symbol, followed by a word or phrase (example: #vettedbyhousingwire). A hashtag is a tool used on social media platforms to group content together and help the general public using the platforms see similar content they may be interested in. Hashtags first became popular on X (Twitter) and are now commonly used on most platforms.
For social media companies, the goal is to keep consumers on their platform as long as possible, and hashtags are an important part of showing people more stuff they might like to achieve this goal. When a consumer clicks on a particular hashtag, they’ll be directed to other posts that also include that hashtag, even if they do not already follow the poster’s account.
Why use hashtags for real estate?
For us agents, using real estate hashtags is a great way to expand our audience on social media. If you include the hashtag #BostonRealEstate on one of your posts, users who are already searching for content involving real estate in Boston may also see your post. Hashtags are your key to increasing your visibility and potentially finding new clients.
Strategically using real estate hashtags also allows you to intentionally position your content to connect with specific consumers. This could be a specific type of client, such as first-time home buyers or downsizers. It could also be a specific geographic area, like a particular neighborhood.
Pro Tip
Decide on a few hashtags that represent you and your brand, and use them every time you post something. That way, when someone looks up that hashtag, they’ll see all your posts, and you’ll build a recognizable brand.
When and where to use real estate hashtags
Not all social media platforms respond to hashtags the same way, just as some platforms prefer short videos versus long videos versus text-based content. Tailor your usage of hashtags to the specific platform you’re using to maximize your results. Here’s how to best use (or not use) hashtags on the most popular social media platforms:
Instagram: Yes. IG allows you to use up to 30 hashtags per post, yet most social media experts recommend sticking to three to five per post.
YouTube: Yes. You may be surprised to learn that YouTube loves hashtags! Including three to five hashtags on your YouTube video will increase your visibility and help new followers find your content and (hopefully) subscribe to your channel.
TikTok: Yes. There’s no limit on how many hashtags you can use on TikTok, but it’s generally recommended to use no more than five per video.
LinkedIn: Yes. As with the other platforms, stick to a handful of hashtags on your posts and be sure they’re relevant to the post’s content.
Facebook: No. While Facebook does support using hashtags, users typically don’t search using hashtags the way they do on Instagram and other social media platforms. I would skip using hashtags on Facebook.
X (Twitter): No. While this is the platform that originally made hashtags popular, over the past year or so, the effectiveness of hashtags on X has diminished. Some sources are actually advising not to use hashtags here anymore. My advice: skip them entirely, or if you really want to use them, use them sparingly.
